Exterior cleaning in Aliso Viejo

A planned city on the edge of the canyons

Aliso Viejo was planned from scratch by the Mission Viejo Company, with the first homes going on sale in 1982, and it became a city in 2001. The Aliso Viejo Community Association looks after parks and open space, and the city backs onto Aliso and Wood Canyons Wilderness Park. Neighborhoods range from Glenwood around the country club to gated Pacific Ridge up on the hilltop.

Like much of south Orange County's planned housing, homes here are mostly stucco with tile roofs, and plenty of neighborhoods mix single-family homes with townhomes. In attached communities the association often handles some exterior maintenance, so it's worth checking what's yours before you book. Often that means windows, screens, solar panels and private patios, and sometimes gutters or the roof.

Living next to the wilderness park brings dust, pollen and dry leaves, especially when Santa Ana winds blow through. Panels and glass film over, and gutters collect debris off the slopes. We soft wash tile at low pressure so water stays out from under it, clean solar with purified water, and finish with the windows, so nothing we wash lands on clean glass.

“Kyle and his team were friendly, polite, and detailed. They got my windows and screens sparkling inside and out!”

What we see in Aliso Viejo

  1. 01

    Shared walls and tight spacing

Townhomes share walls and sit close together. We control overspray, protect the neighbors' windows and plants, and keep the work to your unit.

  2. 02

    Canyon dust on solar

Homes near Wood Canyon and the wilderness park see dust and pollen settle on panels fast in dry months. We rinse with purified water and soft brushes, no chemicals.

  3. 03

    Streaked tile roofs

Dark streaks on concrete tile come from algae and grime. A low-pressure soft wash removes them without forcing water under the tiles, and we point out any cracked tiles we see.

How a full exterior visit runs

Top to bottom.
Windows last, on purpose.

Dirt runs downhill. Wash the roof after the windows and you'll be looking through streaks by dinner. So we work in one order, every time.

  1. 01

    Roof

Soft wash at low pressure, so water never gets pushed under the tiles.

  2. 02

    House

Stucco and siding pre-treated and rinsed. Plants are wet down first.

  3. 03

    Concrete

Driveway, walkways and patio with a surface cleaner for an even finish.

  4. 04

    Gutters

Cleared after the roof runoff, then every downspout is flushed.

  5. 05

    Solar

Purified water and soft brushes, after the dust and debris are down.

  6. 06

    Windows & screens

Last, so the glass stays spotless. Screens go back where they came from.

FAQ

Aliso Viejo: questions, answered.

Something else on your mind? Call or text (949) 371-6307.

My HOA handles the exterior. Can you still help?

Often, yes. Many associations cover walls or roofs but leave windows, screens, solar panels and private patios to the owner. Check your CC&Rs or ask your manager, then tell us which parts are yours and we'll quote just those.

Do you work in gated communities like Pacific Ridge?

Yes. We just need gate access arranged for the day of the job. If your community has rules about work hours or parking, let us know when you book and we'll plan around them.

How often should I clean solar panels in Aliso Viejo?

Every six to twelve months suits most homes. Panels closest to the canyons, or after a stretch of dry wind, may need it sooner. Dirty panels produce less, so your monitoring app is a good clue that it's time.
