House Washing

One house, several surfaces.

Most Orange County homes are mostly stucco, with painted trim, some siding, brick or block, and plenty of metal fixtures. Salt air leaves a fine mineral film on all of it. The marine layer keeps north-facing walls and the undersides of eaves damp into the afternoon, which is where mildew and algae take hold. Sprinkler overspray adds hard-water marks along the lower walls.

A house wash is not one technique sprayed everywhere. We soft wash stucco, paint and vinyl at low pressure, use low-to-medium pressure on brick, block and hardscape, and detail trim, eaves and light fixtures by hand. High pressure on stucco can erode the finish and drive water into the wall, so it stays on the driveway, where it belongs.

Know the signs

Signs your house is due

  • Green film on north-facing walls

    What it means
Mildew, mold or algae growing where the marine layer keeps stucco damp.
    What we do
A soft wash pre-treatment breaks down the growth, then a gentle rinse.
  • Dark streaks below the roofline

    What it means
Usually algae and grime washing down from the roof and gutters.
    What we do
Wash the walls, and consider a roof wash so the streaks don't come back.
  • Cobwebs and dirt packed into the eaves

    What it means
Eaves stay shaded and dry slowly, so buildup collects there first.
    What we do
Hand detailing for eaves, trim and light fixtures.
  • Dull gray stucco or tired paint

    What it means
Salt residue and airborne grime sitting on the finish.
    What we do
A low-pressure soft wash and rinse to bring back an even color.
  • Spots along the lower walls

    What it means
Often hard-water marks from sprinkler overspray.
    What we do
We wash the wall and tell you upfront if any mineral marks have set in.

How we do it

How we wash a house

Soft where it should be soft

Stucco, paint, wood and vinyl get a soft wash: a diluted, biodegradable solution applied at low pressure, then rinsed. Brick, block and hardscape get low-to-medium pressure. Trim, eaves, window frames and light fixtures are detailed by hand. Soft washing kills the mildew and algae causing the stain instead of just blasting the surface, so the result lasts longer.

  1. 01

    Walk the exterior

We identify each surface, from stucco to brick to trim, and choose the safest method for each one.

  2. 02

    Pre-wet the plants

Landscaping along the walls gets soaked with clean water before any solution goes on.

  3. 03

    Pre-treat

A diluted, biodegradable solution goes on the walls to break down mildew, algae and salt film.

  4. 04

    Wash and detail

Low-pressure rinse on stucco and paint, medium pressure on brick and block, hand detailing on trim, eaves and fixtures.

  5. 05

    Frames and sills

Window frames and sills are cleaned as part of the wash. Glass cleaning can be added to the same visit.

  6. 06

    Post-rinse inspection

We walk the house again to check coverage, then give the plants a final rinse.

FAQ

House Washing: questions, answered.

Something else on your mind? Call or text (949) 371-6307.

Is pressure washing safe for stucco?

No. High pressure can erode stucco, crack the finish or push water into the wall behind it. We soft wash stucco with low pressure and a cleaning solution, which removes mildew, algae and salt residue without damaging the surface.

What's the difference between house washing and pressure washing?

House washing covers the walls, trim, eaves and fixtures, each with the right method, mostly soft wash. Pressure washing usually means cleaning hard, flat surfaces like driveways and walkways. Many people searching for pressure washing are really looking for a house wash.

Does a house wash include the windows?

Window frames and sills are included. Cleaning the glass itself is a separate service you can add to the same visit, along with gutters and screens. On a combined visit, windows are done last so nothing drips onto clean glass.

Will the cleaning solution hurt my plants?

We pre-wet landscaping before we start, use diluted biodegradable solutions, and rinse the plants again when we finish. Solutions are properly diluted and rinsed so they don't sit on soil or leaves.

Why do green stains keep coming back on one side of my house?

Shaded walls, usually north-facing ones, stay damp longer under the marine layer, so mildew and algae regrow there first. Soft washing kills the growth rather than just rinsing it, which slows the return. Those walls may simply need washing more often.

Do you wash commercial buildings too?

Yes. We wash storefronts, offices, restaurants, apartment buildings and HOA common areas, using the same surface-by-surface approach, and we schedule the work around business hours. See our commercial and HOA page for details.
