Commercial & HOA
Customers see the outside first.
Before anyone walks in, they've seen your sidewalk, your entry, your glass and your walls. In coastal Orange County, salt film, marine layer grime and foot traffic make all of it look tired faster. Stained entries look uncared for and can turn slippery. Hazy storefront glass hides what's inside. For HOAs and apartment communities, the common areas set the tone for every resident and visitor.
We bring the same surface-by-surface approach we use on homes: soft wash for stucco and painted building exteriors, a surface cleaner for sidewalks, entries, parking areas and garages, deionized water for storefront and office glass, and soft brushes for rooftop solar. Work is scheduled around your business hours, and we can set up a recurring schedule so the property stays presentable all year.

How we do it
How we work with commercial properties
The right method, on your schedule
Commercial properties get the same rules as homes: soft wash for stucco and painted exteriors, a surface cleaner for concrete, deionized water for glass, soft brushes for solar. What changes is timing. We plan the work around your business hours, so customers and residents aren't working around us, and a recurring schedule keeps the property consistent all year.
- 01
Walk the property
We look at the surfaces, access, foot traffic and timing with you, and note anything that needs special care.
- 02
Plan the timing
Work is scheduled around your business hours. We work Monday to Saturday, with Sundays available on request.
- 03
Clean in the right order
Upper surfaces and building faces first, then concrete, then glass, so nothing gets dirty twice.
- 04
Protect the landscaping
Plants are pre-wet and rinsed, and we use diluted, biodegradable solutions.
- 05
Set the schedule
For ongoing care, we set up a recurring cleaning schedule that fits the property.

FAQ
Commercial & HOA: questions, answered.
Something else on your mind? Call or text (949) 371-6307.
Can you work around our business hours?
Yes. We schedule commercial work around your hours so customers and staff aren't working around us. We work Monday to Saturday from 8 AM to 8 PM, with Sundays available on request.
What types of commercial properties do you clean?
Retail storefronts and strip centers, restaurants, office buildings, apartment complexes and other multi-unit properties, HOA common areas and community buildings, and industrial or warehouse exteriors.
Do you offer recurring service?
Yes. We can set up a recurring maintenance schedule for properties that need to look consistent all year, whether that's regular storefront glass or a yearly building wash. One-time cleans are available too.
Do you clean HOA common areas?
Yes. We clean walkways, pool decks, community building exteriors and other common areas, and we can handle rooftop solar on HOA buildings. Each surface gets the right method, from soft wash on stucco to a surface cleaner on concrete.
