Exterior cleaning in Dana Point
Bluffs, a harbor and Spanish-style Capo Beach
Dana Point incorporated in 1989, but its neighborhoods are older and very different from each other. Lantern Village, the historic core with streets named after colored lanterns, sits above Dana Point Harbor. Capistrano Beach was developed in the late 1920s with Spanish-style homes. Monarch Beach has guard-gated communities like Monarch Bay and Ritz Cove, and Niguel Shores has homes right on the bluff.
Bluff-top and harbor homes take salt straight off the ocean. Spray dries on west-facing glass and leaves a haze, metal frames and fixtures pit when salt sits on them, and stucco on the shaded side grows mildew under the marine layer. Older Capo Beach homes with clay tile roofs streak dark over time and need a gentle hand, since old tile can be brittle.
We soft wash tile roofs at low pressure so water is never pushed under them, clean stucco without blasting it, and save the pressure for concrete. Windows are last, cleaned with purified water so they dry without spots. Inside gated communities we arrange entry and follow any association work rules. For direct ocean frontage, plan on windows every two to three months.
“Kyle and his team were friendly, polite, and detailed. They got my windows and screens sparkling inside and out!”
What we see in Dana Point
- 01
Bluff-top salt exposure
Homes in Niguel Shores and along the Monarch Beach bluffs face the ocean with nothing in between. Glass, screens and stucco on that side need cleaning more often than the rest of the house.
- 02
Old clay tile in Capo Beach
Older clay tile roofs can be brittle. We soft wash from safe footing, walk as little as possible, and show you any cracked or slipped tiles before we start.
- 03
Harbor-side grime
Homes and businesses around the harbor pick up salt, bird droppings and marine grime on walls and walkways. We pre-treat, soft wash the walls and use a surface cleaner on concrete.

Do you work inside Monarch Bay and other gated communities?
Yes. We need gate access arranged, and we'll follow any community rules on hours, parking and notice. Let us know when you book, and send a few photos so we can plan the setup before we arrive.
Can you clean old clay tile roofs?
Yes, carefully. We use a low-pressure soft wash that lets the cleaning solution do the work, which suits older clay tile. We keep foot traffic to a minimum and point out cracked or loose tiles before we begin.
How often should ocean-view windows be cleaned in Dana Point?
For glass that faces the water directly, every two to three months keeps salt from bonding into a stubborn film. Windows on the inland side can usually go longer. A maintenance plan keeps you on that schedule.
