Roof Washing
Why coastal roofs age faster.
Salt air and marine layer moisture settle on your roof every day. On clay and concrete tile, that residue collects in the grooves and shaded sections, holds moisture, and gives algae a place to grow. That is where the dark streaks come from. Even a newer roof can look tired from the street within a few years near the water, and the buildup gets harder to remove the longer it sits.
We wash tile roofs with a low-pressure soft wash: a cleaning solution does the work, then a gentle rinse carries it away. High pressure can crack tile, knock pieces loose and push water underneath, so we don't use it on roofs. And because a roof sheds onto everything below it, it is always the first surface we clean on a full exterior visit.

Know the signs
Signs your roof is due
Black streaks running down the tile
- What it means
- Usually algae, fed by moisture and salt residue that sit on shaded sections.
- What we do
- A soft wash treats the growth itself, then a low-pressure rinse clears it.
Dirt packed into the tile grooves
- What it means
- Coastal grime and airborne debris settle where water runs slowest.
- What we do
- The solution loosens it so a gentle rinse can carry it off.
Faded, uneven color from the street
- What it means
- A film of salt and grime is dulling the tile's natural color.
- What we do
- A full soft wash brings back an even color across the roof.
Green or dark patches on shaded slopes
- What it means
- Shaded sections stay damp longer under the marine layer, so growth starts there.
- What we do
- We give shaded slopes extra attention when we treat.
How we do it
How a roof wash works
Soft wash, never high pressure
We apply a diluted, biodegradable cleaning solution at low pressure and let it break down algae and grime on the tile. Then we rinse at low pressure. Nothing gets blasted, so tiles stay seated and water is not forced underneath. It is the same reason we soft wash stucco: the solution does the cleaning, not the force.
- 01
Look the roof over
We check the tile type, the shaded slopes, and anything below the roofline that needs protecting before we start.
- 02
Pre-wet the plants
Plants and landscaping below the eaves get soaked with clean water first, so they are protected from runoff.
- 03
Apply the soft wash
A diluted, biodegradable solution goes on at low pressure and is given time to break down algae and grime.
- 04
Rinse at low pressure
We rinse the tile gently, top to bottom, so nothing is forced under the tiles.
- 05
Rinse the plants again
Surrounding plants get a final rinse with clean water once the roof is done.
- 06
Work down the house
On a full exterior visit, the house, concrete and gutters come next, so roof runoff never lands on finished work.

Is pressure washing safe for a tile roof?
No. High pressure can crack tile, knock pieces loose and force water under the roof surface. We use a low-pressure soft wash instead: a cleaning solution breaks down the growth and a gentle rinse carries it away.
What causes the black streaks on my roof?
In most cases it is algae, mixed with dirt and salt residue. Near the coast, marine layer moisture keeps shaded sections damp, which helps it spread. Soft washing treats the growth itself instead of just rinsing the surface.
How often should a tile roof be cleaned in Orange County?
For most coastal homes, every 1 to 2 years. Homes close to the water or with a lot of shade usually fall on the shorter end. If you can see streaks from the street, it is due.
Will the cleaning solution hurt my plants?
We pre-wet plants and landscaping before we start, use diluted biodegradable solutions, and rinse everything green again when we finish. That routine is part of every soft wash we do, on roofs and walls alike.
Should I do my gutters and solar panels at the same time?
It makes sense. A roof wash sends loosened debris toward the gutters, so gutters are cleaned after the roof. Solar panels and windows come later in the order, so nothing from above lands on them once they are clean.
