Exterior cleaning in Rossmoor
Mature trees, a brick wall and 1950s rooflines
Rossmoor was built by Ross Cortese between 1955 and 1961 and is still unincorporated county land, with a red brick signature wall around its edge. It's almost all single-family homes on quiet streets between Los Alamitos, Seal Beach and the San Gabriel River. The Rossmoor Community Services District looks after the trees in its parks and parkways, and those trees are a big part of why the place looks the way it does.
They are also why exterior cleaning here is different from the beach towns. Leaves fill gutters and roof valleys, shade keeps north walls and eaves damp enough for mildew, and sap and pollen settle on windows and solar panels. Salt is a smaller issue this far from the water, but sprinkler overspray still leaves hard-water spots on lower glass and stucco.
We start on the roof with a low-pressure soft wash, then clear the gutters by hand, flush every downspout and put the debris in your green waste bin. Walls get a soft wash, the driveway and walkways get a surface cleaner, and windows and screens come last. Most Rossmoor homes do well with gutters twice a year and a house wash once a year.
“Kyle and his team were friendly, polite, and detailed. They got my windows and screens sparkling inside and out!”
What we see in Rossmoor
- 01
Gutters under parkway trees
Parkway trees belong to the district, but what lands in your gutters is yours to deal with. We clean every run by hand and flow-test the downspouts before the rains.
- 02
Mildew on shaded walls
Heavy shade keeps stucco and painted trim damp after marine layer mornings. Green and black growth shows up on north walls and eaves first. A soft wash treats it without blasting the finish.
- 03
Leaf litter on solar panels
Leaves, pollen and bird droppings collect along the bottom edge of panels under big trees. We rinse with purified water and soft brushes, with no harsh chemicals and no pressure.
How a full exterior visit runs
Top to bottom.
Windows last, on purpose.
Dirt runs downhill. Wash the roof after the windows and you'll be looking through streaks by dinner. So we work in one order, every time.

Is Rossmoor part of Los Alamitos?
No. Rossmoor is an unincorporated community governed by Orange County, with a community services district for parks and street trees. It shares the 90720 ZIP code with Los Alamitos, which is why people mix them up. We serve both.
Can you trim the parkway trees while you're here?
No. Parkway trees in Rossmoor are managed by the Rossmoor Community Services District, and residents can't trim them without approval. We clean up what those trees drop on your roof, in your gutters and on your driveway.
How often should gutters be cleaned in Rossmoor?
Under mature trees, twice a year is a sensible baseline: once after the leaves come down and once in spring. Homes with less tree cover can usually go once a year, ideally before the first real rain.
