Mission Viejo
exterior cleaning.
Mission Viejo was built almost entirely in one style: stucco walls and barrel-tile roofs. That makes roof and house washing the core job here, along with solar and glass. We do it all in one visit.

Exterior cleaning in Mission Viejo
Spanish mission style, from the lake up the hills
Mission Viejo was master planned on former ranch land, with roads in the valleys and houses up on the hills. Most homes and shopping centers follow a Spanish mission look, with stucco walls and barrel-tile roofs. At the center is Lake Mission Viejo, a mile-long private lake with waterfront homes, and the tree-lined neighborhoods spread out from there toward the hills.
Barrel tile is durable, but it collects dirt. Algae and grime streak the tiles dark, debris settles in the channels and valleys, and the gutters below catch whatever washes down. The city sits far enough inland that salt is a minor issue, but dry heat, dust and Santa Ana winds coat solar panels and windows. Mature street and yard trees add leaves to the mix.
We soft wash barrel tile at low pressure so water isn't driven under the tiles, then clean the gutters by hand and flush every downspout. Stucco gets a soft wash, driveways get a surface cleaner, and solar panels get purified water and soft brushes. Windows and screens come last. Most homes here do well with a roof wash every year or two.
“Kyle and his team were friendly, polite, and detailed. They got my windows and screens sparkling inside and out!”
What we see in Mission Viejo
- 01
Streaked barrel tile
Dark streaks on barrel tile are mostly algae and grime. A soft wash lifts them without the kind of pressure that can crack tiles or force water underneath.
- 02
Lakefront homes
Homes on Lake Mission Viejo take extra moisture and bird droppings on the water side. Glass, decks and stucco on that side need more frequent attention than the street side.
- 03
Debris in tile channels and gutters
Leaves and windblown debris collect in tile channels, roof valleys and gutters. We clear the gutters by hand, flush the downspouts and check that water flows before the rains.

Is soft washing safe for barrel tile roofs?
Yes. Soft washing uses low pressure and a cleaning solution, so it removes algae and grime without forcing water under the tiles. We stay off the tile wherever we can reach from safe footing, and flag any cracked or slipped pieces first.
Do you clean homes on Lake Mission Viejo?
Yes. Lake homes get extra moisture and bird traffic on the water side, so we pay close attention to that side of the house. We work around docks, decks and landscaping and keep runoff to a minimum.
Does my HOA need to approve exterior cleaning?
It depends on the association. Some have rules about work hours, ladders or notice to neighbors. Check with your HOA or management company, then tell us what they need when you book, and we'll follow their rules on the day.
